Does Selma have pre-approved ADU plans?
Yes. As of October 2026, the City of Selma posts four pre-approved ADU plans with floor plans and elevations:
| Size | Layout |
|---|---|
| 375 sq ft | Studio |
| 550 sq ft | One bedroom, one bath |
| 743 sq ft | Two bedrooms, one bath |
| 908 sq ft | Two bedrooms, one bath |
What does a Selma plan still need?
Pre-approval does not replace the permit. The city lists a building permit application, truss calculations, a Title 24 energy analysis and a site plan for your lot as required items.

Which Selma plan avoids impact fees?
The three plans at or under 743 sq ft fall below the 750 sq ft line in Government Code §66311.5, as of October 2026, so they are exempt from impact fees. The 908 sq ft plan would pay fees in proportion to its size. Plan check and permit fees apply to all of them.
What usually matters on a Selma lot?
- Footprint. A plan works only where it fits with 4-foot side and rear setbacks and clear access.
- Energy work. Title 24 calculations and, for new detached units, solar are part of the job.
- Trusses. The city wants truss calculations even with a pre-approved plan, so we order them early.
Is a Selma plan always the cheapest choice?
It depends on your site. The plan saves design time, but a garage conversion can still cost less than any new build if the garage is solid. We compare the plan that fits your lot with the conversion option in writing.
