Usually not. As of October 2026, California law does not require fire sprinklers in an ADU or junior ADU unless the main house is required to have them. The City of Fresno notes sprinklers may be required in certain cases, such as when the main house is sprinklered or the ADU sits too close to a property line or neighboring home.
What does state law say?
Government Code §66314(d)(12) says an ADU does not need fire sprinklers if they are not required for the primary residence. Building an ADU also cannot trigger a sprinkler requirement for the main house.
If the main house later has to add sprinklers after a major alteration, an ADU built after that point must have them too.
When does Fresno say sprinklers may be required?
The City of Fresno's ADU page lists two examples: when the primary residence already has fire sprinklers, and when the ADU is too close to a property line or an adjacent residence.
How do sprinklers affect cost and schedule?
They add a separate design and review step, plus piping, heads and sometimes a larger water line. We find out early whether your project needs them so they are in the written quote.
Can I avoid sprinklers by moving the ADU?
Sometimes. If distance to a property line or another home is the trigger, a different placement can help. If the main house has sprinklers, the ADU will likely need them wherever it goes.
When is the sprinkler question hard to answer?
It depends on spacing and the existing house. A garage conversion close to the side line, or an older house with an unknown sprinkler history, needs a closer look at the plans and the fire review. We check during the lot visit and ask the city when the answer is not clear.
